Annual General Meetings (AGMs) and Extraordinary General Meetings (EGMs) Information

  • The AGM is the maximum authority of the Community of property owners, who are required to meet at least once a year to elect (or re-elect) a President,  various Committee members and Administrator, discuss issues affecting the Community and to examine and approve the accounts of expenditure of the previous year. They must decide upon the budget – and the Community fees each member will pay – for the coming year.
  • The Law which governs the holding of meetings in Communities is the Horizontal Property Law (‘Ley de Propiedad Horizontal’ in Spanish).
  • The minutes book (libro de actas), which records details of the meeting and voting, is an official legal document which can be used in Spanish court proceedings
  • Invitations to AGMs are sent to all owners in the first few months of the year, with the AGM being held around April/May each year.
  • An EGM is a type of meeting that is held to discuss and vote on important issues that cannot wait until the next AGM.
